Local Planning Policy

Brent Council’s Local Plan – the blueprint which guides development across the Borough for the next 15 years – has set out an ambitious and exciting vision for the regeneration of the Borough. Importantly, with the Council knowing about the College’s plans to move to a combined campus for some time, it included this site in their ‘Neasden Stations Growth Area’ (NSGA) proposals, and consulted local people on the plans in the summer of 2021. 

Brent Council’s NSGA notes that College Green could accommodate increased density across the site and tall buildings within the northern section, up to 22 storeys.

The plans set out here today therefore seek to deliver on the Borough’s aspirations for this important site.

Delivering on the Council’s Vision

Hill and the Council believe there is the opportunity to re-connect this site into the local neighbourhood, creating a unique place where people choose to live, learn, work, and relax. New homes and new job opportunities will accommodate growth and future demands through new employment and retail spaces and with new residential uses.

Redevelopment will be complemented by public spaces and pocket parks, enhanced and high quality public streets. Encouraging the use of active travel such as walking and cycling, alongside new community spaces, will create connections with existing residents – creating a truly cohesive mixed community.

‘Church End Growth Area’ (CEGA) just to the south of the NSGA
